Our Step-by-Step Wood Floor Refinishing Process
Pre-Restoration Inspection & Depth Verification
We inspect the thickness of your existing hardwood wear layer using non-invasive measuring tools. Solid hardwood can typically be refinished 4 to 7 times in its lifespan, while engineered hardwood requires a minimum top veneer thickness of 3mm to safely undergo full mechanical sanding.
Commercial Dust-Controlled Sanding
Traditional sanding fills home interiors with fine wood dust. We utilize advanced dust-containment systems equipped with multi-stage HEPA filtration units that pull wood dust directly out of your living area.
- Coarse Grit Sanding (36–40 Grit): Strips away old polyurethane coats, deep gouges, and levels minor board height variations.
- Medium Grit Sanding (60–80 Grit): Removes coarse sanding marks and cleans remaining finish remnants out of wood pores.
- Fine Grit Sanding (100–120 Grit): Polishes the raw wood fiber surface, preparing it to uniformly absorb stain pigments or sealers.
Deep Trowel Filling & Structural Crack Sealing
After the initial coarse pass, minor gaps and thermal cracks can appear between planks. We spread specialized wood filler across the entire floor surface (trowel filling). The filler bonds with native wood dust generated during sanding, ensuring perfect color integration across nail holes, hairline splits, and minor seams.
Custom Color Staining (Optional Transformation)
If you wish to alter the tone of your natural wood, we apply deep-penetrating oil- or water-based stains. From modern Scandinavian white-washes and ultra-matte natural tones to rich dark walnut, espresso, and classic oak shades, we custom-mix pigments on-site and run test swatches directly on your prepared floor for final approval.
Application of High-Performance Protective Topcoats
The longevity of your refinished floor depends on the quality of its protective barrier. We apply three coats of commercial-grade finish, sanding lightly between coats for maximum inter-coat adhesion.

Post-Refinishing Care & Maintenance
- Curing Timeline: Walk in socks after 24 hrs. Allow pet traffic after 72 hrs. Hold off area rugs/heavy furniture for 7 to 14 days.
- Humidity Management: Keep indoor humidity between 35% and 55% to prevent plank expansion and contraction.
- Protective Furniture Glides: Install heavy felt pads beneath furniture legs. Avoid plastic/metal casters directly on refinished surfaces.
- pH-Neutral Cleaning: Never use steam mops, harsh vinegar, or wax polishes. Clean strictly with microfiber mops and neutral hardwood cleaners.
